When you have selected a property you will be required to pay a reservation deposit, this deposit is paid directly to the developer or into your lawyer’s client account. This varies from 1,000 to 6,000 euros and takes the property off the market until the contract stage but more importantly it secures the purchase price so that you are not affected by any price increases. This reservation fee is non refundable if you choose to cancel the reservation.

Your appointed lawyer will draw up a private Sales and Purchase Agreement. This contract will specify the details of the property, ensuring the property is free of covenants or charges. On signing the purchase contract, your lawyer will then arrange payment of all the relevant transfer taxes. Your total purchasing costs will be the property purchase price, plus 7% IVA (VAT) of the purchase price, the lawyers fees, the notary fees and the bank mortgage arrangement fee if applicable. This list of legal and bank fees may equate up to an additional 3% or 4% of the purchase price.
